Hi this is Jackie. I’m answering the question for the sellers, “Why can’t I choose my own buyer?”. First, you can’t choose your buyer. It’s not like shopping inside a department store. Each buyer is approved for a certain amount to purchase a house based on their income, their ability to pay on a monthly basis and they have completed all the verification’s that every bank requires of every buyer prior to them purchasing a house. So you can’t just go out and go “I’m going to choose this particular buyer.” That’s not the way it works. You get a realtor, first and foremost and you make sure that every buyer that comes to take a look at the house, they are approved buyers.
You don’t want to be wasting your time showing your property to people who are not approved and they are not ready to buy. What you are actually getting is traffic to your house. You’re not getting anything that’s leading towards selling your house at the time frame that you require. So no, you cannot just choose your buyer because again, some may consider that discrimination. That you’re choosing a buy based on gender, religion, race, based on nationality. It could be on any level that someone could say it is discrimination so you usually get a buyer brought to you by a realtor or broker and they are approved for that amount that the house is being sold for and I guess with negotiations and agreements and meeting on a level term, then you know, you can say this particular buy seems prepared to purchase this house and you have all the documentations to prove that this is so.
